Rental Policy

Welcome to our rental properties. Below are the general terms and conditions applicable to all our listings. We aim to ensure your stay is comfortable and hassle-free while maintaining the quality and standards of the properties we manage.

Rates, Payment Policy & Security Deposit

Payment Policy

  • A 25% non-refundable deposit is required within 7 working days to secure reservations for winter and summer bookings.

  • Final payment of 75% is due 60 days prior to arrival.

  • For bookings made within 60 days of arrival, full payment is required to secure the reservation.

 

Holiday Payment Policy (e.g., Christmas/New Year)

  • A 50% non-refundable deposit is required within 7 working days to secure the reservation.

  • The remaining 50% is due 90 days prior to arrival.

  • All payments for holiday bookings are non-refundable.

  • Refunds for cancellations exclude foreign exchange losses and finance charges.

 

Security Deposit

  • A refundable security deposit is required via wire transfer or credit card.

  • Refunds are issued within 14 business days after check-out, provided no damage or unsettled incidentals are reported.

  • In case of damages, a detailed report will be shared with the associated costs for repairs or replacements.

Cancellation Policy

  • If the final payment is not received 60 days prior to arrival, the booking will be canceled, and the 25% deposit forfeited.

  • For cancellations made 60+ days prior to arrival, payments beyond the 25% deposit will be refunded.

  • Once funds are received, the rental is non-refundable.

Client’s Responsibilities

Use of the Property

  • Properties accommodate guests based on their specified capacity (e.g., 2 guests per room unless otherwise stated).

  • No weddings, parties, or events are allowed without prior approval.

  • Maintain the property in a clean and tidy condition.

  • Smoking indoors is prohibited.

  • Additional visitors are allowed only with prior approval and cannot stay overnight.

  • Check-in is at 3:00 PM onwards, and check-out is by 11:00 AM. Late check-outs require prior discussion.

 

Liability

  • Clients are responsible for costs associated with concierge services such as groceries, tours, and transportation.

  • Damages to the property or its contents caused by the Client or guests must be reported and compensated.

  • The Rental Agent, Property Manager, or Owner is not responsible for injuries, theft, or loss of personal items.

  • Refunds are not applicable for maintenance or utility disruptions outside the Rental Agent’s control.

  • Breach of these terms may result in immediate eviction without refund.

Owner’s Responsibilities

  • Owners will not enter the property without the Client’s permission.

  • Utilities such as water, electricity, and access to rooms paid for will be provided. Some areas may be designated as ‘owner lock-up’ spaces.

  • Repairs for equipment faults not caused by the Client will be addressed promptly.

General Notes

  • This policy is governed by the laws of Barbados.

  • The Rental Agent is absolved of any legal or financial implications arising from lawsuits, contract breaches, or liability claims.
